House Rules

  • Clean up after yourself.

    • Restore common spaces to the level of neatness in which it was found.

  • Dirty dishes shall not accumulate in the sink.

    • Please do not allow any dishes to sit overnight in the sink.

    • Sustain the dirty/clean cycling of dishes at least once daily.

  • Foodstuffs are generally shared communally.

    • Label items with your name that you do NOT want shared.

  • All external-facing doors shall be LOCKED at all times, except during social gatherings.

  • No smoking cigarettes or tobacco products indoors.

Resident Terms & Conditions

SMOKING - Smoking of tobacco products is strictly forbidden indoors. Cannabis and vape products are permitted, so long as their use does not disturb other Residents or Guests or damage surrounding property.

LIABILITY - Resident agrees to surrender and deliver to the Leaseholder the premises, including all furniture and decorations within, in the same condition as found when moving in, except for reasonable wear and tear from normal use.

The Resident will be liable to the Leaseholder for any damages occurring to the premises, the contents thereof, the living areas, including any common spaces. All actions conducted by guests of the Resident are the responsibility and liability of the Resident.

GUESTS - Residents are permitted to freely have Guests on the premises for no more than 48 hours, unless agreed otherwise in advance with the Leaseholder.

PARENT LEASE - These terms must follow and is subject to the original Lease Agreement between the Leaseholder and Landlord, a copy of which has been attached and is hereby referred to and incorporated as if it were set out here at length (“Master Lease”).

The Resident agrees to assume all obligations and responsibilities of the Leaseholder under their Master Lease for the duration of this Agreement. All disclosures and statements required by the state and listed in the Master Lease are made part of this Agreement and, when attached, will be considered disclosed to the Resident in accordance with state and local laws.

DISPUTES - If a dispute arises during or after the term of this Agreement, then the Resident and Leaseholder agree to negotiate amongst themselves before any litigation, arbitration, or mediation.

WRITTEN AGREEMENT - This Agreement constitutes the sole agreement between the Leaseholder and Resident with no additions, deletions, or modifications that may be effected without the written consent of both parties. Any oral representations made at the time of executing this Agreement are not legally valid and therefore are not binding upon either party.

GOVERNING LAW - This Agreement is bound to the laws in the state where the premises is located.

SEVERABILITY - If any term, covenant, condition, or provision of this Agreement is held by a court of competent jurisdiction to be invalid, void, or unenforceable, the remainder of the provisions of this Agreement will remain in full force and effect and, in no way, be affected, impaired, or invalidated.
